Now that listing your home on the MLS, and waiting for calls isn't working, what do you do? It's important for Sellers to find unique ways to make their property stand out. One way to do this, besides sprucing up your home, would be to employ some good ol' marketing tactics.
- Start within-Be sure you flood your friends and family with the fact that your home is now on the market, and available. They have visited you over the years, and know your home inside and out. They know the area, and how to get there. They may have even always wanted to live there! Be sure to email them everything they may ever want to know (flyers, neighborhood info, etc.) and ask them to forward the information. You may even want to have a friends and family open house for them to come to the home now that you have it available for showings. Have a raffle, and offer them a referral fee for bringing a potential buyer!
- Talk to your neighborhood businesses-ask the dry cleaner to post a flyer, place an ad in your local church paper (or two), visit all of the neighborhood schools with flyers. People love to work close to home! Let them know a new home in their neighborhood is available.
- Do something every day- Of course, you should be sure your agent is doing his/her part. Ask about open houses, broker's open houses, newspaper ads, etc. But, be sure you are also doing something that will help move your property every day. Make sure trash is picked up, pass out flyers, or simply make mention of your home in a conversation. By speaking, and taking actions that relate to selling your home, you pick up energy! That energy may translate to a buyer.
